Step 4 & 5 of the Process- Project Prestaging, then Construction

All projects begin with pre-staging, and this one was no different. When you spend the time and effort in the design and specification stage this part also becomes smoother. In this case, our permit issues were already dealt with. All the trade partners had their specifications so they could work efficiently, and were under agreement with me to commit to a schedule. Material orders for framing and trim were carefully planned for proper length to minimize waste when we moved to the production phase. This is also where I make sure any special material has been ordered and is on its way to the project site.

As soon as we had the permit in hand, we began the production phase. Kathleen’s involvement during the design and specifications paid off here. When you decide to spend the time and effort with your GC, designer and necessary trade partners, working through all you wants and needs (and also dealing with any concerns from zoning, historical, or conservation boards), you have already considered and addressed issues that could slow down or alter your vision.

Our contract kept everything moving along on schedule. Expectations were known to all, and were easy to abide by. There was no confusion over materials for the trade partners, so they were able to focus on their work efficiently and accurately. The homeowner feels confident signing a contract when they’ve been involved from the beginning, and had input into its composition.

Conclusion

I find this method to be far less confusing by involving the client. It provides a more satisfactory experience, having all the information in hand from the beginning. This process can also help with discovering any overlooked problems ahead of time, or issues not considered before the plan was laid out. It also allows the trade partners to focus on producing quality craftsmanship, instead of juggling the potential problems I remedied at the start. My experience with this process is that it creates a positive and productive atmosphere, one where everyone involved knows what is expected of them, and more importantly, when.
