By Knowing Your True Purpose For Remodeling What To Include Becomes Much Easier
In this blog I want to offer three reasons you and your contractor should discuss why you want to remodel before developing a scope of work or agreeing on a price. Experienced professional contractors always spend enough time understanding why their customers want to remodel before assuming or suggesting what should be done. As you read these I think you will see their importance to the success of your Cape Cod Remodeling project.
Your project should have a clear purpose.
Often when I ask why they want to remodel homeowners offer reasons such as the home is outdate, it’s not big enough and or perhaps they want to reduce maintenance. These are of course good reasons, but behind every reason there should be a purpose as well. For example, if the home is outdated, what should updating it include? Is your purpose to just change the appearance or also are you also looking to update the systems and add modern technologies like a security system or a home theater system?
Knowing the Why helps put solutions in context
Let’s say your south shore or Cape Cod home no longer has enough space for your growing family. If it’s not big enough for your family, do existing rooms need to be enlarged, or are you looking to add additional rooms? I have worked with customers who had architects design their homes to make them larger, but after the renovations certain individual rooms were still not large enough or laid out for the way the home owners wanted to use them. Imagine building a new family room to gather the family together only to find out there is no where to put the TV so everyone in the room can see it!
Knowing the Whys before construction begins can reduce change orders
Some changes requested during construction, even though they may seem small or insignificant, can actually have major impact on the project. If you need to keep your project to a certain budget change orders can affect your project in two different ways. First change orders may add costs that you just can’t or don’t want to afford. Secondly, if you were aware of the desired changes before signing the contract, you might have been able to “value engineer” the scope of work and or the products you selected. In other words you could have better decided how to invest your money and where during the planning stage. Experienced contractors know that certain change orders can dramatically increase project costs. Knowing this some contractors may take advantage of their customers to enlarge the project and their profits.
